Those neighborhoods do not share a yard type: Dos Vientos sits on open hillside, Wildwood backs onto brush, and much of North Ranch is HOA-governed with tight expectations about the front yard. We quote each on its own base requirements. Turf takes outdoor watering close to zero, with pricing from $6.95 per square foot over 1,000 square feet.
Brush-adjacent and hillside homes: large parts of the Conejo Valley sit in Very High Fire Hazard Severity Zones. Zone 0 rules from AB 3074 require a non-combustible strip in the first five feet around the structure and artificial turf is not allowed there. The statewide rule is still in draft with compliance expected around February 2027. We set the layout to start beyond that line now, which is cheaper than moving it later.
